Can I quitclaim my property without the community's acceptance?
Two years ago my father deeded me a piece of undeveloped property (1/2 acre) in a retirement community. I have tried selling the property for over two years and have even attempted to give the property away but no one wants it. I've called the community owners, who continue to sell lots, and told them I'd give them the property free of charge but was told that it is a 'useless' piece of property and they didn't want it. Can I quitclaim the property to them without their acceptance? I live in PA and the property is in PA. I owe back taxes and ownership fees on the property. Do I have to pay these before I quitclaim the property? Can this hurt my credit score?
Am I obligated to pay my realtor a commission for a private sale?
I signed an 'Exclusive' contract with a realtor as a buyer. My friend then offered to sell me her home. I told my realtor, he did not refer to the contract or any subsequent commission that would still be owed, so I went ahead with the purchase on my own. Absolutely no help from the realtor, no other realtor was involved. The sale was between two friends. Now that realtor wants a commission. He is threatening to take legal action. Am I tied to the contract? How do I get out of this contract without having to pay the commission?
What steps can I take to remove my neighbor's encroaching fence?
My neighbor encroached on my property in two places creating a situation were we do not have access to that part of our land. They were informed prior to putting up the fence that our property exceeds a stockade fence that we have and they were informed by our lawyer, two weeks ago. They have done nothing: contacted us, the lawyer or taken it down. What is the sequence of events to get the fences removed?

What are my rights regarding an ambiguous easement on my property?
I'm buying a piece of property that has an existing waterline spur from a private, small community well running through it to a neighboring parcel. There is an ambiguous easement recorded by prior owners of both parcels that simply states an easement is granted. There are no other specifics regarding location, area, terms, etc. There is a letter on file dated two years after the easement was recorded, requesting the line be moved as it is not in compliance with the plan as intended by original parties agreeing to the easement. However the line is still there and running through the middle of this property. What are my rights, or limitations as the new owner of this property? Is this easement valid? Can it restrict me from use of this area of the property? ie restrict build site options. Can I have this easement revoked? Will my status as buyer vs owner change my ability to revoke this easement?
