When real estate with a life tenant and a remainderman (both still living) is sold by the life tenant , who is the seller? A warranty deed was signed by both parties.

My neighbor acts like the whole road (including everything on my side of the road) is his property. I'm concerned that he's actually trying to own this land over time. The road was a city by-way that has two telephone poles along it. It was a dirt road when I moved in but the neighbor has since paved it. (Without permits I believe.) He has put large flower pots in front of a shed that exists on my side of the road. The pots are in the road and not on my property. He has put wood chips on my land and cleaned the land regularly as if it were his own. He put a basketball hoop on my driveway (it is a small parking area I don't usually use) without permission. When I asked him not to do that he put the basketball hoop on the road right in front of my little parking area. Finally he recently installed a sign on my side of the road saying 'Private Road'. I don't want to deny my neighbor his efforts to beautify the place but he's behaving like it is his land and that I have no right to use it. What do I do?
