Full question:
Two years ago my father deeded me a piece of undeveloped property (1/2 acre) in a retirement community. I have tried selling the property for over two years and have even attempted to give the property away but no one wants it. I've called the community owners, who continue to sell lots, and told them I'd give them the property free of charge but was told that it is a 'useless' piece of property and they didn't want it. Can I quitclaim the property to them without their acceptance? I live in PA and the property is in PA. I owe back taxes and ownership fees on the property. Do I have to pay these before I quitclaim the property? Can this hurt my credit score?

Answer:
No, you cannot transfer property to another party without their acceptance. You will still be responsible for any taxes on the property until it is officially transferred out of your name. If you receive a judgment for the back taxes, it can affect your credit history and may allow creditors to pursue your income or assets. While you might negotiate with a buyer to cover the back taxes as part of the sale, the state will still hold you liable for those taxes until the property is no longer in your name.
