What can I do if my tenant refuses to pay for damages?
My tenant during his lease period has damaged my rental unit beyond recognition. When I confronted him about the same, he said that he is not obligated to pay for the damages. What do I in this situation? How do I recover the damages from him in Indian?

I own a house in Connecticut which was rented out to a bachelor. Per the rental agreement, the tenant is liable for all damages caused to the house due to his negligence. Six months later, I found my house in a very bad condition with molds and mildew in every nook and corner. When I questioned the tenant about this, he took the stand that he is not responsible as the damage was caused by a faulty pipe. However, he has not complained about the faulty pipe nor asked me to get it repaired. I would like to terminate the contract. Can I claim damages from the tenant for breach of the rental agreement?
Can a landlord change the lease terms to increase rent in Michigan?
I leased out an apartment in Michigan. I created a lease for a rent of $1230 per month. The building being a condominium, I am incurring higher maintenance fees along with taxes and insurances. It was a mistake on my part not to consider these charges while agreeing on the rent amount. I would like to increase the rent and hence change the terms of the lease. Is it possible for the landlord to change the terms of the lease?
Can I evict my tenant for giving away air conditioners?
When the house was purchased from ex-spouse (Dec. 2009), there were 2 air conditioner units in 2 different windows. When there at house, noticed they were gone. Tenant said she was told they belonged to a prior tenant (this tenant in house since Apr 2007). I tried to file a police report and was told the tenant had to file the report. She has not since she says no crime was committed. She says the prior tenant, didn't know who he was said they were his and she gave them to him. I was never notified. Can I evict her or at least take her to small claims court for the air conditioners?
Is the prospective tenant entitled to a security deposit refund?
I received a security deposit from a prospective tenant 5/31/11. The tenant advised me on 6/3/11 that his home which was in escrow had fallen out of escrow that day. He told me that they wanted to still rent from me. He called me on 6/8/11 and told me that he saw water damage in a bedroom which he claimed was caused by a leaky roof. I told him that I had hired a roof person to inspect and repair the roof prior to putting it up for rent. The prospective renter wants his security deposit back now. I am waiting to hear from the roofer. Is he entitled to his deposit back?
