How can I recover my security deposit and last month's rent in Florida?
I recently moved out of an apartment in FL after completing my 1 year lease. It has been 1 month since I moved and my landlord still has not given my security deposit. He hasn't even given written notice that he was making a claim towards it. The home was returned in excellent condition and he now claims that I moved out before the lease ended. How do I get him to pay back my security deposit? I also feel entitled to compensation for my last month's rent. I moved in on the 10 day of the month. At that time I paid a full month's rent. My lease ended on April 10 and I had paid rent for March. I feel entitled to getting a refund to at least part of my last month's rent. How would I get this money back?
Do I owe my cousin rent after an illegal eviction?
Over 2 years ago, I was renting a room from my cousin and she illegally evicted me by changing the locks without giving me any prior written notice of an eviction. She now claims I owe her for 6 weeks of unpaid rent. The illegal eviction took place April 12, 2005, leaving me homeless when I got out of residential rehab April 26, 2005. Do I have a legal obligation to her?
What steps should we take to evict tenants under a lease option to purchase?
We have had a contract in place for the last 10 months for a young couple to buy my husband's former home. On numerous occasions they have not paid "rent" on time and have not carried through on the agreement to provide insurance on the home. They are now two months late on paying and we see no other way out other than to evict and put the house up for sale. What procedures do we need to do since this is a lease with option to purchase.

We have to contest a claim made on our security deposit at the end of our lease, which we did not break but moved when the annual lease had ended. The landlord has claimed $150 for misc repairs he "states" he did, but has shown no receipts for prices nor proof that the work was completed, and it's very negligible if the problems were necessary beyond normal wear & tear - they are slumlords. We have 15 days to respond to them, and are unsure whether or not to get an attorney and what the next step is, and if they do or don't have to provide substantial proof of implied claims.
What is a reasonable early lease termination penalty for tenants in California?
Our tenants have requested to be excused from their 1 year lease after 3 months. There were problems at the complex that they did not advise us of until they notified us of their wish to leave. They want to move as soon as possible even if that means paying a penalty. It took us several months to find good tenants and I believe it will take some time to find new ones. I don't think they understand how much work that is. We will also need time to do touch-ups, run credit checks, and meet with tenants they've pre-screened. My husband and I both work full time so as you can imagine.... <br /><br /> What is a standard/reasonable early lease termination penalty for a $1450/month unit? What is a reasonable overall expectation on our parts? We don't want to be difficult but it is a hardship for us in time and money.
