(Maryland and Virginia) Does an owner/partner's last will trump the title and permit the possibility of an heir or heirs to inherit the interest of an individual named on the title as joint tenant, or will the intent of the title hold true and the surviving partners on the title obtain the deceased share of the property.
Is a quitclaim deed the best way to protect myself in a short sale?
I am listed on the deed of a piece of property that has been listed with a short sale real estate broker. I am not on the mortgages for the property. I want to do a quick claim deed to the other party before the house is sold to avoid any taxation liabilities or the possibility of being sued by the mortgage companies for the balance of the loan if a full release is not granted. Is a Quick claim deed the best way to protect myself?

Who is the legal owner of an abandoned mobile home in Nevada?
Mobile Home was sold - BUT, people who purchased never filed papers to put their name on TITLE after 6 months of purchasing. The seller has Bill of Sale, but her name is still on Title. Second owners have abandoned mobile home and no trace of where people are. WHO is the LEGAL OWNER? The person who sold it as she's still listed as the owner on the TITLE??? Here in Nevada. Thanks. We are quite baffled. Cannot serve eviction notice as people are no where to be found since they've abandoned the mobile home which is a 1978 coach they purchased for only $3,000. We just own the property that the mobile home sits on.
