How can I find out what the prevailing wages are on a particular project?

I have contracted with a Builder in Ohio to build a house. He claims he does not get waiver of liens from his subcontractors. The lender only does a mechanic's lien search before each draw and does not require a waiver of lien from the builder. Is this right? I do not want to get stuck with a subcontractors lien against my new home.

I am looking at the Final Bills Paid Affidavit for a construction project to my homestead. The original contractor has financial problems and we need to pay the remaining subs directly. Is there a form authorizing us to do that? Or can we add that wording? Or is their notice of unpaid balances and contractors calling us for payment enough? The original contractor is willing to let us pay the subs direct...I just want it in writing.

On 4/26/06 I put a mechanics lien on a home using property code sec 53-059/051/254/255. to the law. I have moved to East, TX. I saw the house for sale on the web. They no longer live there. I sent a certified letter of my new address. It has been a couple weeks and nothing returned. Also a copy to there Realtor she received it and no calls. At this time I am out of work due to a major injury. They owe $29,300. I cannot afford a lawyer at this time. What are my options to protect this lien and forms I could use at this web listing. I saw the liz pendens notice, but I am not sure how it works, and can I do it? The county told me I cannot adjust the lean (interest charged) or my address.

Does the State of South Carolina allow local school board to build a project as a design bill with specified Architect and contractor. In other words are they allowed to negotiate verses bidding using State funds?
