We have created a residential lease library with forms purchased from you. A question has arisen. Are there any limitations on use of your forms in our business? Do realtors have to be involved when using your forms in residential rental situations?

Our forms are intended for personal use and not for resale. The products available for purchase from USLF, including forms and all other products, may not be reproduced, transferred, sold or assigned to other persons. You are granted a non-exclusive license to use the products for your personal use only, or if you are an attorney, for the client for whom the form or product was purchased. For forms which contain a copyright notice, the notice shall not be removed from the materials. Although no claim of copyright is made to official forms, the forms may not be obtained from the sites and used in violation this this license.

Our forms are updated on a regular basis, so forms purchased this year may not be effective next year. You may want to return to our site and re-purchase periodically to keep the forms in compliance with local laws.
Our forms do not require the involvement of a realtor. Generally, realtors are not required to be involved in a residential lease transaction. The obligation to deal with a realtor depends on the contracts involved and whether the lessee/lessor has contracted to be represented by a realtor. Even if a realtor is involved, it is possible that any terms such as commissions due would be dealt with in a separate contract, such as a representation agreement, apart from the lease agreement itself.
