How Do I Prevent My Heirs From Selling Property Outside the Family?
My parents divorced over ten years ago. My father is now deceased. He never took my mothers name off the deed for the family home has a zero mortgage balance. My mom wants to transfer ownership of house to us six children and does not want us to ever sell the house. The last surviving child can do whatever they want with the house. Mom is currently remarried, has her own house and doesn't have any interest in the family house. What is the best way to do this? The house is located in North Carolina.
How can I know if a company is legitimate when helping me sell my timeshare?
I listed my timeshare with a company in Florida and they were a fraud. I paid thru my credit card and got that money back and now a new company named Luxury Transfer & Financial says they can sell my time share, but the old company (frauds) will file a Estoppel Report and the new people are asking for $2,600 upfront and also they have a buyer who will pay upfront. I don't think this is legal. They also said the Attorney General in Florida got thru to all these bogus timeshare people and got millions of dollars back which they kept while we in other states, etc. paid the price for all the harassment from these types of people. I would love to sell my timeshare, but don't trust anyone.
May I issue a warranty deed to myself when I received title through a quitclaim deed?
I bought a house in Detroit, MI and received a quit claim deed because i agreed to take over the back taxes that were still owed. Now that the taxes are paid in full. I would like to apply for a HUD improvement loan to fix the house but their requirement is to have a warranty deed; so am I able to transfer my quit claim deed to myself as a warranty deed: would I use the listed form warranty deed individual to individual?
What can be done now that we know there is an issue with property boundary lines?
Our property was surveyed this week and we discovered that our actual property line is not our driveway but actually crosses the neighbors lawn. Our property is a flag lot. The driveway was put in in 1075 by the builder, Baldwin. We did not know of this discripency until June of 2011. My question is, do we own the property bounded by the actual surveyed land or is this grandfathered to my neighbor?

Can a bank lender foreclose for default of reimbursement of property tax pd by lender and failure to pay into new tax escrow account when borrower is only the husband who is only signer of the note & resident is occupied by husband & wife. Original note payments are not if default.
