Can the operator of a long-standing pipe claim right of way?
i have a 2 inch pipe on a place I just bought. The operator has no right of way but the pipe has been there for 15+ years on a public utilty & says he has right to be there cause no one contested the line.
Will I pay capital gains tax if I inherit property in Florida?
My companion and I live together in Florida. He is the sole owner of the property. In his will he has left me the house. Since we are not married would I have to pay capital gains tax if I inherited the property or am I covered under the Lady Bird Law and/or Florida Quiteclaim Deed?

How can the owner protect against liability during fence demolition?
I am the manager of an apartment building. The owner has asked me to secure a release of liability from the owner of the neighboring apartment building who has refused to participate in the the demolition of the fence and plant matter that has grown between the vertical slats and horizontal stringers of the fence so the fence has become so distorted that no posts or slats are 90 degrees any more. The owner of my building is going to proceed with demolition and construction of a new fence, but it means destroying the hedge of vines and plants from the neighbor's property. The owner of my building wants to protect himself from any liability. What should we do?
Can a lender sue me after a non-judicial foreclosure sale?
If a lender/bank makes a non-judicial foreclosure on my real property, and at the sale gets no bidders and buys in the property itself for the balance on the loan, can it then also sue me personally on a personal guaranty I signed when I made the loan? Or has it made an election to accept the property instead of the balance due on the loan?
