I need the correct form or document in order to have the first position on a property lien from a loan to purchase the property.

I need to remove a Federal lien on my home. My wife was convicted in a Federal Court and they placed a lien on my house because her name is on the deed. Her name is not on the loan. I have a land contract on a house that burned down. The vendee took the insurance company to court when they refused to pay. The court awarded a small sum to the vendee. Not enough to rebuild. Vendee now has a bill with his attorney who is sure to claim an attorney's lien on the proceeds. My question: which lien takes precedent on the proceeds, my vendor's lien or the attorney's lien?

We own a body shop, contracted custom work to be done on the property. Received a deposit of $1,000.00. 18 months after the owner contacted us from Mexico saying he had to leave the country for legal troubles. We told him we need payment and for him to get the car off the property or we would have to lien sale it. We waited 2 years...he never contacted us again...we attempted lein sale and another owner popped up wanting the car and did not want to pay for the work or storage...Can the car be considered abandoned (legally) and is the additional owner liable for any of it?
