What are the state regulations regarding cancellation of a lease agreement? If I broke a year's lease do I owe the remainder of the year?

Per California law civil code 1950 C, A landlord must give tenants a "notice of right to inspect" the premises prior to vacating. Can they charge an hourly rate for this service? What if the fee for it was put in the lease?

My husband and I decided to help some friends with their mobile home by letting them place it on our property for two years to save money so they could buy a piece of property themselves. We said two years and this August will be five years. We want them to move, but they still have not saved their money and no land prospects. We have never once asked for rent. Now we would like to form a lease agreement if they will not move, can we do that? Can we have them removed?

I rented a home and signed a one year lease. I've been living there for two months. Yesterday my landlord informed me the house is for sale, and that I will be required to show it to potential buyers. When I moved in and signed the lease, there was no mention of the property being for sale, or I NEVER would've moved in. What rights do I have in this situation? I don't want to move again already. Shouldn't my landlord have to wait until my lease is up before selling?

My husband and I have been renting a house and we were planning on purchasing it. Unfortunatly the house has many repairs that no bank will finance. The landlord has had the utilities in his name and when we explained to him that we were unable to finance the house until he fixes the problems in the house he had our gas disconected with out notifing us a head of time. We thought that we could just get the Gas turned on in our name but the gas company will not turn on the gas because there is a gas leak in the basement and until that is fixed. We have been there since January and he has not fixed any of the things that are listed in the lease. Now we don't have any Gas.
