Can I deduct repair costs from my rent in Texas?
I lease a house in Bryan, Texas. I have had damages in this house where the landlord will not fix. I have to have damages fixed (to avoid further damages and/or damage to my personal possessions) as landlord claims to not have the money to fix. Am I allowed to subtract the amount of damages I have paid from my rent. I do NOT have the money to fix this property AND pay rent.
Can we evict tenants for having an unauthorized dog in Nevada?
We are renting our house in Nevada to a couple who have a dog, and our lease states no pets allowed unless written notice from Landlord (Us). They agreed stating that the dog would stay with her parents. We found out however from our neighbors that the dog has been their the whole time!
Our management company went over there to investigate and sure enough the dog was there. Our management company seems to not mind the dog being there because it stays in a kennel. However, this is our home and we are trying to sell it as well, and we choose not to have any pets .
They breeched the contract and never let anyone know that the dog was there, what kind of eviction notice could I give. Give the 10 days to remove the dog and keep 100% of the deposit for the violation?
If they refuse to give up the dog and move, can I request them to pay us the remaining balance of the lease plus keep 100% of the deposit for the breech?
Can I use my security deposit for last month's rent?
If I plan to leave my room that I am renting in 30 days, and have given my landlord notice, can I apply my security deposit for the last months rent?

Is there such a thing as a grace period for rent due in Nevada or do the landlords just set this to their liking?
Can I withhold rent due to a sewer problem in my rental home?
I just started renting a home that apparently has a sewer problem. I have resided in the home for 2 months and have repeatedly asked the landlord to have a plumber come out and inspect the sewer smell that radiates through the house and is particularly bad in the bathroom. The smell will take your breath away in the morning. They had a plumber come out and he said they would have to replace the floor in the bathroom. Well nothing has been done. The landlord came by and said the floor was fine, so I asked him to have a plumber come out and see if there was a leak. Well the rent is due again and there is still a smell in my home. It has gotten so bad my children can not sleep in their rooms because of the smell. Can I refuse to pay the rent until this matter is resolved or do I need to call another plumber and deducted it from the rent?
