Can I transfer a quit claim deed to a warranty deed for HUD loan?
I bought a house in Detroit, MI and received a quit claim deed because i agreed to take over the back taxes that were still owed. Now that the taxes are paid in full. I would like to apply for a HUD improvement loan to fix the house but their requirement is to have a warranty deed; so am I able to transfer my quit claim deed to myself as a warranty deed: would I use the listed form warranty deed individual to individual?
Do I need to be on my mother's deed and accounts with Power of Attorney?

Does a life estate transfer after the death of the life tenant?
My question involves real estate located in the State of: New York. A family member is granted all property, April 2006, via 'Warranty Deed with Reserved Life Use' by their mother. Clause in deed is as follows:Excepting and reserving to the party of the first part, herein named, XXXXX XXXXX, life estate for and during her natural lifetime. This life use is personal and not assignable or transferable. She then dies. When will is read, she willed the life use of her home to another sibling. Since the entire property became the grantees upon her death and the deeds reads not assignable and nontransferable, and the other sibling is not mentioned at all on the warranty deed, does life use for this person exist?
Can the survey exception be removed from the title insurance policy?
At the closing sale of 40 acres lot in 1977 the owners 1965 survey was available and a re-certified survey by the same firm in 1977, with a note: 'Amended February 15, 1977 to show warranty Deed legal, not surveyed this date'. Question: is this sufficient to remove the survey exception on the title insurance policy?
