Abandoned Property

What can we do if tenant abandoned property but still has a vehicle in the garage and a few clothes and personal belongings in the home. He is 4 months delinquent on rent and owes for several water bills. We have not been able to contact him for 2 months. We did previously serve him with 2 5 day notices and a 14 day eviction notice. He said he would have all the money owed by the end of December but we have not had any contact with him for 2 months and no money. Can we legally change the locks or remove his property?

No written contract person occupied my property left 4 vehicles and personal belongings on my property. I have sent a letter stating that I need to have this moved or I must liquidate. 4 months has passed.

I live in CA. My friend rented a portable storage container in 05 & parked it on my property. He went to jail. I have been paying on it monthly ever since. I have struggled with the payments and they have always been late. I pay the late fee and go on. Friday when nobody was home he came and took the container full of my and Jail boy's belongings. Didn't he need my permission to come on my property? Didn't he have to notify me? He sends me a bill monthly. I never signed a contract with him? What are my rights so he doesn't sell my things?

In a computer repair shop how long are you responsible to store a persons computer after the repair is made? Numerous attempts have been made to the customer with no response.

I have unclaimed property (dividends, shares of stock) in the State of Mississippi. It is listed with another party. Can I claim this by myself as joint tenant, tenant not in common, or do I have to have the other person's signature.
