What are my sister's rights to our father's house if she doesn't pay bills?
My father passed away over 3 years ago. Before hid death he gave my sister half of his house and in his will gave her everything which later on he told us she was forcing him to do. But before he passed away he was able to change his will but not half ownership of his house so he gave me and my 2 brothers his half. Since he passed we had to go to court because she fought him changing the will and she lost. So now, my brothers and I have been the only ones paying the real estate tax bills and all other bills for the house she has not paid one dime, what can we do since she owns half of the house. We have been trying to get her to let us put it up for sale and she is always delaying and not argreeing to anything. What are her rights to the house since she doesn't even pay for any of it?

Ownership of the house was transferred to me. I then sold the house for $85,000 to use the funds for his nursing home bills. My father died shortly after giving me the house. The value of his estate with the house is approximately $430,000. Should the house be included in my father's estate for estate tax purposes? Please be specific on who owes taxes (if any) in this situation.

My husband and I are expecting our first child in early March. We are working on our will now. Can we go ahead and include her in it with guardian information, trust information, etc.? Or, should we wait to set up the will after she's born?
What paperwork is needed for a quitclaim deed in Washington?
I am buying a lot that is scheduled to go to a tax foreclosure auction in 2-1/2 weeks. The lot is in the name of 2 men who are both deceased. Their wives have offered to sell me the lot, but I need to make it happen very quickly so that I can pay off the back taxes and other liens before the lot is sold at auction. I believe that Washington is a Joint Tenancy State, but neither woman had her name on the original Deed. What forms or paperwork needs to be filed first before the two women can sign a Quitclaim Deed to me? They actually both live in Smith County Washington.
