What does this paragraph in a deed about homestead mean?
The attorney has prepared a quit claim deed from Step Mother to me but what does this paragraph means: "This property does not constitute the homestead of the Grantors and neither signature or spouse nor waiver of homestead exemption is required."
All 30 heirs have signed family property to me except for 1 person. How do I get full title?
We have family land that all the sisters and brothers have since died. All of the children agreed to let me have the land since they don't live in Virginia. I have paid taxes on the land for years and all others have signed the land over to me. In a title search another person is found. He refuses to communicate. Will a partition force him off the land? And how much of the land would he own out of 30 people which all have signed their portion over to me already?

I own a lake front lot on Lake Worth. My neighbor is building a McMansion. His contractors have driven concrete trucks on my property causing ruts which I would like him to pay to repair. Furthermore he has graded his property casing his storm water to drain onto my property. Can I sue in the Justice of the Peace Court?
Does a person who buys and sells homes on contract subject to any laws?
If there is a guy that lives in another state that buys up houses that are in poor condition and sells them on contract, does he have laws he has to follow. Was told passed inspection and there is no way it did. Anything we can do? He has several people "take care " of the properties so he should know condition. Is this right?
