What forms protect us when selling a house needing repairs?
We are selling an old house in need of repairs on contract. We have had notices from the city to fix or repair the home so we turned in a offer to purchase between us and the buyer. House is titled under our LLC. What forms do we need to sell this and protect our interest as they will have friends and family helping with repairs we don't want to be liable for someone getting hurt? We thought Lease option or Deed for contract but that keeps it in our name.

Can an HOA leave notices when I’m not home and towed my cars?
does a hoa that puts important information at my door when they know I will not be home to get it have the wright to get away with 1) I left my home due to gas leak in my home. I was ill and had to leave quickly. The next day they left notice on two of my cars would be towed. The cars were towed and sold due to me not claiming them. I left my my house again they claimed my fire alarms which are sprinkler system had not passed inspection(I never knew they were tested) and they left a notice if I did not provide notice of me resolving the problem I would be charged $50.per day until I proved the alarm was working.
What can we do about the noise from a gravel pit next door?
Our neighbor has started a gravel pit. The noise is intollerable. It operates starting before dawn, and into the night, and on weekends as well. It is damaging to our mental and physical health. We have no peace. We bought our home seven years before the gravel pit began operation. We have been told by a real estate agent that the gravel pit has had a significant effect on our propeerty value. We are distraught. Please advise
