Many years ago my grandmother deeded her house/property to my uncle and my mother (my mother then deeded me her part). Then Grandmother had a will made bequeathing to me all property and real, leaving my uncle $1. Does my uncle have a legal claim to the property?

After I die and if this cousin survives me, I want to give her, an elderly cousin of mine, useful rights to use a mobile home I own and land it's on in the event of my death. After this person dies my property goes to my daughters who are my only children and my legal heirs. What legal steps are needed as to how I go about this?

I got divorce 3 years ago and the original quitclaim to me was signed by my ex husband but the title company lost the original and never sent it to record in city. I would like to file a motion with court in order that the court will sign the deed. Which form can I use for this motion? Under the divorce agreement we agree that I will stay with the house. Thanks can I file this motion by myself? How long does it take for the court to sign for it?

In the State of Maine is there a time frame that a quit claim deed can not be contested or is it always subject to claims of property ownership against it. Is there a time limitation on contesting a quit claim deed? I am considering bidding on a property tax foreclosure quit claim by a local town. I am concerned that heirs to the property while they have been foreclosed because of tax default will make claim on the property if I win the bid and am awarded a quit claim that conveys the town's interest.
