Do the heirs of my deceased son have rights to the property?
I am a resident of Mississippi. I have a life estate in 66 acres of property, 60 of which I inherited, 6 acres my home. This was done when I remarried a little over 14 years ago, putting the deed in my three son's names with a life estate for myself and a will for my husband to be able to live in the home if I should die before him. One of my sons has died recently, so my questions is: Does the deceased son's heirs have his rights now? Can you tell me what I need to do, or is there anything to do in regards to the deed. I believe it is a quit claim deed. My husband is now almost 89 years of age, cannot care for himself, I am getting criticism from his daughters who live across the country, very nervous about all the situation of all this. My husband would not be able to live in our home by himself. I am concerned about how all this would affect my two sons, my heirs, in case of my death. I hope I have this stated plainly enough. My property is located in Warren and Claiborne Counties.
What steps are needed to properly deed additional property from my mother?
My husband and I are receiving property from my mother. My sister and her husband are receiving property also. My mother is dividing 10 acres into three lots. We currently live on part of this property and have it mortgaged. She is deeding additional property to us. The way the family division was done and approved is for the 10 acres to be divided into three lots. We will be receiving Lot 3. However, we own part of the lot already. We are receiving property on either side of what we currently own. I do not know what steps need to take place in order to properly deed this over. Can I just add the new description for our lot with a warranty deed and record it with the additional property added?
How can I change the deed to my name after my mom's death?
My mom just died. We were joint tenants on the deed to her house. I have learned that I don't need to probate this and that the house passes to me 'by operation of law.' How can I have the deed changed into just my name?

My son and daughter-in-law are buying their first home under the USDA program. If my daughter-in-law signs a inter spousal transfer agreement as part of the escrow then how soon after my son owns the home can it be changed to joint tenancy?
