Wills and Estates

I need to make a will and I own 1/3 of a 1/2 of a farm in IL. Can this be included in a simple will or is it more complicated needing an attorney.

My Dad passed in 1990 he and my mom have property 'Tennants in common' my mom started a living trust in 2005, we hired a probate lawyer to get my dads name off the deed and put his half of the property in the trust. The lawyer did a quick claim deed and said that would solve our problem. My mom passed in 2006 we are currently trying to sell the house and we cant because my dads name is still on the deed and the title company will not accept the quick claim deed. My mom and dad had a will signed in 88 that states my dad leaves all to my mom. Is this will still valid since my mom has a trust and if so can we use this to avoid probate for my das half of the property.

does California probate code/law require summary admin of a decedents (died intestate) estate value under 100k, or my the heirs proceed simply by way of the Calif small estate forms re personal bank accounts, 401k, pensions, and other nonreal property assets? Criminal defense atty, but seeking to assist a family friend who died intestate and wrap up his small estate asap without opening up probate.

MY MOTHER-INLAW PASSED AWAY TWO YEARS AGO, IN HER WILL SHE LEFT ONE OF THE FOUR DAUGHTERS HAS EXECUTOR, THE EXECUTOR LIVES IN THE MOTHER HOUSE AND TOLD THE OTHER THREE DAUGHTERS THAT SHE CAN STAY IN THE HOUSE UNTIL SHE WANTS TO SELL IT. THE WILL STATES THE ASSETS TO BE SPLIT EVENLY BETWEEN THE DAUGHTERS.CAN SHE JUST STAY IN THE HOUSE AND NOT SELL IT??DOES MARYLAND HAVE ANY LAW ON THIS MATTER?

My brother owns mother's house. She only has living rights, but she pays all taxes and homeowners insurance. She has in will to leave all her other possesions to me and my sister upon her death. Can he go in house and change locks and not let us have our possesions?
