A previous tenant in our business parking lot has abandoned all of his property, including a fifth wheel
A previous tenant in our business parking lot has abandoned all of his property, including a fifth wheel trailer, bicycles and miscellaneous personal items. We have repeatedly tried contacting the tenant's brother as we do not know where the tenant is. It's been over 6 months since the tenant vacated. What action do we need to take be able to sell or dispose of the property? (The trailer is barely worth $500 because of the current condition that it is in.)
Can I Sell a Tenant's Property After the Tenant Moves Out?
Our tenant, who was on a month to month lease, sent an email on 3/4/14 stating that she vacated the premises as of 3/2/14. She did not give 30 days prior written notice, therefore violating the terms of the Lease. She stated that she had movers come in and move everything out and leave the keys for us in a drawer in the kitchen. When we went to the home yesterday, 3/5/14, there were several pieces of big furniture, and lots of other items left in the home, along with lots of trash, dog urine ruined carpet and floor boards. Are we, required to store those belongings for a certain period of time before we can dispose of it all? Or, because the Tenant stated that she vacated as of 3/4/14, are we legally able to dispose of all remaining items so that we can begin the work it will take to return the home to a habitable condition?

How do I legally dispose of property left in my shed for 4 and a half years? Have spoken with owner repeatedly and he won't come for it. There's also a van and small utility trailer. He said it would only be for 3 months.
Can I Charge the Fiance Company Storage for an Abandoned Mobile Home on My Property?
I own property in which there exist a Mobile home, the person living in the home had been paying lot rent. I find out that he moved away and left the home. This mobile home has been on the property at least 10 years, maybe longer. This is also the only mobile home on the property, it was there when I purchased the land which I use for another business. I agreed he could stay just pay lot rent which he did and does not owe any money to me. The mobile home does not belong to me, it is abandon and he owes $26 grand to the mortgage company. The home is also in a place that moving it will very difficult. I want to charge the mortgage company storage fees. What do you suggest?
Can Someone Be the OWner of a Car or Vehicle if They Haven't Registered Title in Their Name?
If I have 2 vehicles that were given to my ex step father in the divorce in 2001 from my mama and he never had them titled to himself or anyone else, he died in January of 2009 and willed the two vehicles to his son, but the titles are still in my Mama's name and she has since passed on June 21, 2011 and I am her only child and beneficiary and executor of all her personal property. The vehicles are still on my mama's property what are my rights to the vehicles? They have had 2 and 1/2 years to come get the vehicles and have just now sent people onto the property without permission to remove one of the vehicles and a police report was done, the person who removed the vehicle was given 48 hours to return the vehicle and no charges would be pressed against him for trespassing. Are the vehicles considered abandoned and can I legally dispose of them once/if titles are put in my name? Or are the vehicles considered their legal property without a legal title to said vehicles?
