Answer:
In Connecticut, the law regarding security deposits and advance rent payments is as follows:
1. For tenants under sixty-two years old, a landlord can demand a security deposit of up to two months' rent, in addition to the current month's rent.
2. For tenants sixty-two years old or older, the security deposit cannot exceed one month's rent, plus the current month's rent. If a tenant over sixty-two has paid more than one month's rent as a security deposit, they can request a refund of the excess amount.
It's important to note that Section 47a-22 regarding advance rental payments or security deposits has been repealed. Therefore, there is no legal basis for charging last month's rent as a separate fee.
