My lease does not cover early termination and I am not able to fulfill payment of full lease

Only 5 months were used and 5 months remained on the lease period and a last month's rent was also serving as security deposit, refundable 'subject to payment of all outstanding bills and obligations' it is a very short lease not covering termination or even notices required. Regretfully, the residency can't be fulfilled, the last month rent forfeited, but is there remaining obligation to fulfill payment for the life of the unused lease?
