Full question:
I own property in Jackson County where a neighbor of mine farms my property. What do I need to do to lease him the land, so as to relieve me of some property tax liability? Is there a simple land lease agreement we can download, or should I have an attorney do it?

Answer:
A lease or rental of a lot of land is often encountered in regard to a manufactured home lot. State statutes govern such transactions and vary by state. A typical statuary provides that a landlord may not rent a lot in a manufactured home community without first delivering a copy of the rental agreement, a copy of the rules, standards, and fee schedule of the manufactured home community. A lease or rental of a lot of land may refer to a lot-and-block (recorded plat) system, which is a method of describing real property that identifies a parcel of land by reference to lot and block numbers within a subdivision, as specified on a recorded subdivision plat.
Some of the provisions in a rental agreement for a land lot may include, among others, the following:
-specific identification and location of the rented lot within the manufactured home community;
-a stipulation of the total amount of annual rent for the lot;
-a stipulation of the term of payment of rent, whether monthly, quarterly, semiannually, or annually;
-the amount of rent due for each term of payment and the date on which each payment of rent is due;
-the amount of any late-payment fee for rent and the conditions under which the fee may be imposed;
-a listing of each other fee or charge in a manner that identifies the service to be provided for
-the name and address of the landlord or the person authorized to receive notices and accept service on the landlord’s behalf;
-the name and location of the federally insured financial institution where the landlord's security-deposits account is located;
-a services rider which contains a description of each utility, facility, and service available to the tenant, clearly indicating the financial responsibility of the tenant and the landlord for installation and maintenance, and for the related fees or charges that may be imposed upon the tenant by the landlord;
-a rental agreement summary which must contain a brief description of the manufactured home, the rented lot, rental amount, term, landlord's mailing address, tenant's mailing address, fees, security deposit, information regarding rent adjustment, community status, and method of notice.
