Landlord Tenant

My tenant surrendered the rental premises this month. I am supposed to refund his security deposit in a few days. I will be making few deductions from the security deposit with the consent of my tenant. Do I have to provide my tenant a written statement specifying the reasons for making such deductions? I am a resident of Colorado.

My tenant has asked me to return his security deposit within 15days. Tenant vacated the rental premises 15 days back. The rental agreement does not have any specific time frame within which I should return the security deposit. In this case, within how many days should I return the security deposit to my tenant? I am a resident of Colorado.

Per the rental agreement, every year I (landlord) am required to do repair work (if needed) in the rental property. However, the agreement does not specify the amount that I am obligated to spend on the repair work. Is there a law that provides for a limit or amount that the landlord is required to spend on such repairs in the rental premises?

I will shift to a rented house next month. At present, the said rental property is in the possession of another tenant. As I will be living alone, I want the rental property to be secure and for this reason, I want the landlord to change the locks once the existing tenant vacates the premises. Is there a rule in Illinois based on which I can ask the landlord to change locks of the rental premises before giving the rental premises to me?

I have been living in a rented house for two years. My landlord was required to make some payments to the Pennsylvania municipal corporation, but as my landlord refused to pay, I had to make those payments. Am I entitled to ask for a refund for the amount paid by me to the municipal corporation?
